Terms of Service

This Cyprus property marketplace at noirestates.com is operated by NoirEstates ("we"). By using the site — browsing, enquiring, or listing — you accept these terms. If you list on behalf of an agency or developer, you confirm you are authorised to bind that organisation.

NoirEstates lets verified agencies, developers and private sellers publish property listings, and gives buyers market context built on our market model. Listing is currently free of charge. We will never introduce a fee for an existing lister without a separate written agreement signed by them.

Keep your account access to yourself and your details accurate. Agencies and developers are verified before their listings publish — agencies by CREA registration, developers by HE company registration — and we may decline or revoke verification. Private sellers' listings are reviewed before they publish.

If you publish listings, you confirm that:

• every listing describes a real property you are genuinely entitled to sell or let;
• prices, sizes and descriptions are accurate to the best of your knowledge;
• you hold the rights to all content you supply — including photographs (and your photographers' permissions) — and you do not submit co-listed or partner inventory you cannot license to us;
• your listings comply with the law that applies to you, including estate-agency law.

So we can operate the marketplace, you grant NoirEstates a non-exclusive, royalty-free license to host, reproduce, display, distribute and adapt (resize, reformat, crop, excerpt) the content of your listings — expressly including photographs and descriptions — on noirestates.com and in promoting the listings and the marketplace, including social media and search previews. The content remains yours; this license ends for a listing when it is removed, except for transient caches, routine backups, and aggregated, anonymised market statistics already derived from it.

We may review, decline, unpublish or edit the presentation of any listing, and suspend any organisation or account, to keep the marketplace accurate and lawful. Where we decline or unpublish, we say why, and you can fix and resubmit. If you believe content on NoirEstates infringes your rights, write to [email protected].

When a buyer enquires, we pass the enquiry — including the contact details the buyer chose to give — to the lister. Listers may use those details only to respond to that enquiry and must handle them in line with data-protection law; adding buyers to marketing lists without their consent is not permitted. Buyers agree that their enquiry and contact details are shared with the lister they contact.

NoirEstates is a venue. We are not an estate agent, we are not the agent of record for any property, we are not a party to any negotiation or transaction, and we do not act for buyer or seller. We verify organisations' registrations, but we do not inspect properties or guarantee any listing's accuracy — satisfy yourself independently and use your own professional advisers before transacting.

Valuation figures, fair-value context, benchmarks, trends and forecasts on NoirEstates are the output of our market model — built on Cyprus market benchmarks as of July 2026, the Central Bank of Cyprus RPPI, and open data. They are statistical estimates, not surveys, appraisals or statements of market value, and no decision should rely on them alone. Figures labelled as Department of Lands and Surveys data are official benchmarks, not statements of any property's market value.

You may not:

• scrape, harvest or bulk-download listings, photographs or contact details, or republish NoirEstates content elsewhere without the lister's written permission;
• access the service by automated means except the documented feed and partner APIs with your own credentials;
• use revealed phone numbers or relayed emails for anything other than the property enquiry;
• post misleading listings, or interfere with the service's operation or security.

The service is provided as-is while we build it. To the extent the law allows, we are not liable for losses arising from listings, estimates, availability of the service, or dealings between buyers and listers; nothing in these terms excludes liability that cannot lawfully be excluded, including for fraud. Your statutory consumer rights are unaffected.

You can close your account at any time; we can suspend or end accounts that break these terms. We may update these terms — material changes are announced to account holders by email before they take effect. These terms are governed by the law of the Republic of Cyprus, and its courts have jurisdiction. See also the Privacy Policy and Cookies & local storage.
