Cyprus buyer guide
Rental yields in Cyprus by city and district
A gross yield is the simplest test of a property bought to let: a year of rent as a share of the price. The figures here set the median asking rent in each place against the median asking price there, from the same snapshot of listings as the area pages, so they are a way to compare places, not a forecast of what one property will earn.

Gross yield is a year of the median asking rent divided by the median asking price, before any cost, tax or empty month. Only places with at least 30 listings on each side are shown, and 71 districts clear that bar. A small rental sample can swing a figure, so read the sample size beside it.
The measure
A year of rent against the price, both as advertised.
Each figure is the median asking rent in a place, times twelve, divided by the median asking price there. The two medians come from different listings, homes offered to rent and homes offered for sale, so the yield compares two markets rather than one property's rent with its own price.
A place appears only where at least 30 listings stood behind each side, and the same test applies to apartments and houses separately. That leaves 71 districts with a figure; the rest have too few homes to rent to measure.
Every district links to its own area page, which prints the same yield from the same numbers, beside its prices, rents and comparisons.
The cities
Where rent goes furthest against the price.
Famagusta leads, at 7.4%, and Nicosia is lowest, at 4.5%. A high figure can mean low prices as much as high rents, so read it beside both medians in the table.
Across Cyprus, apartments yield 5.3% and houses 5.0%. Nicosia runs the other way, with houses ahead of apartments.
Before costs
What a gross yield leaves out.
A gross yield comes before everything a landlord pays. Common expenses, repairs, insurance, management, furnishing and the months between tenants all come off the rent.
The price in a yield is also not what a buyer pays. On a new home VAT comes on top, at 19% for a home bought to let, because the 5% rate is only for the buyer's own main home; on a resale the Land Registry's transfer fee does. Either raises what you pay and lowers the yield on it.
Cyprus income tax law lists rent among the income it taxes, so what a landlord keeps depends on their own tax position and residence, which a yield figure cannot know.
Asking figures also run above the prices and rents actually agreed, and the gap need not be the same for rents as for prices, so treat a small difference between two places as no difference.
Using them
A way to compare places, not a valuation.
Use the district figures to decide where to look, then test a particular property on its own numbers: its price, the rent comparable homes nearby actually achieve, its running costs and its tax. A property priced above its area's median will yield less than the area figure and one priced below will yield more, before any question of why it is cheaper.
The figures are a dated snapshot, taken on 10 July 2026. The listings on each area page show what is on the market now.
FAQ
Frequently asked questions
- What is a good rental yield in Cyprus?
- There is no official benchmark. Across Cyprus the gross figure from asking prices and rents is 5.2%, so a property well above that for its area deserves a check on why, and one well below needs another reason to buy.
- Which city in Cyprus has the highest rental yield?
- On asking prices and rents sampled on 10 July 2026, Famagusta, at 7.4%; Nicosia has the lowest, at 4.5%. The district tables show the spread inside each city.
- Is a gross yield what I will earn?
- No. It comes before costs, empty months and tax, and it compares asking figures, not agreed ones. The net yield on a real property is lower.
- How current are these yields?
- They come from a snapshot of listings taken on 10 July 2026, the same one the area pages use.
